CHAPTER ONE

INTRODUCTION

1.1     Background of the Study

Definition of urban transportation is imported in physical and economic development of town and city all over the world. Property and land values tend to increase in areas with efficiency transport networks and decrease in value rapidly in areas without such infrastructure.

Rapid increase in the value of houses and land and prices are expected in cities with efficient transportation network system, these also bring about increase in population growth and improvement on economy of the city (Goldbery, 1070)

Transportation is a key factor for physical and economic growth, transport systems and land uses are interdependent and an indispensable factor of human existence, development and civilization.

Increase in transportation investment is as a result of it importance. These benefits are noticeable in areas of services and facilities like shops, schools, office, bank, market, and leisure activities.

Bori is typical example in the history of growth and development of cities in Nigeria. The city became capital of the South-East senatorial district of Rivers State with improvement in Road networks for Vehicle movements similarly, commercial activities like banking, educational institution, retail/wholesale business and professional services and concentration of activities in Bori took advantage of central place which attracted consumers and ancillary services to the establishment of Rivers State polytechnic at Bori increase the demand for commercial space its concomitant effect on commercial property and values along arterial roads in Bori. Presently more roads have being created to meet up the demand for circulation and accessibility to dwelling houses.

Bori initially had just few Roads Yeghe-Kono Road dividing the city into two the core of the city or the CBD is a cross junction between the Yeghe-Kono road and Poly road, which lead to residential layout of three major street, Kenule Street, Major Street and Gokana Street and cutting across these street to TTC and Prince Igbara down to Zaakpon. The Boue road is also one of the major roads in the olds maps of Bori. Recently more roads have been created such as Bank road, Prince Lane, Nortem road, etc.

There have been increase in rented values along the tarred road with good level of accessibility, connectivity, traffic density of individual arterial roads, examined the pattern of commercial property values and relationship between explanatory variation of the road network in Bori Rivers State Nigeria.

1.2     STATEMENT OF THE PROBLEM

The road exhibits a number of nodes and linkages to form network of both arterial and minor routes along commercial properties locations. Commercial users displaced residential user’s accessibility of the Road network is affected by the compact nature of various route and sometime impede volume of traffic.

The road network is made up of nodes points and links that determine the degree of connectivity and accessibility in the network. (Burzess 1925, Hoyt 1939; Hairis and Ullman 1951) generally agreed that cities adjacent to main transport routes have relate advantages and challenges in the transportation sector, ranging from inadequacy of infrastructure, non-standardization of operation and poor management technical capacities.

The management system is inadequate for the growing urban population in Bori. All mode of transport operation suffer from high level of fragmentation and inadequate regulation. There is no rail transport system in Bori and this result to serious problems to the arterial road as goods from Kano, Adamawa, Sokoto are transported to Bori through road. There is no coherence among water transport regulatory agencies the major mode of transport it road and infrastructure facilitates are extremely limited. Bori road infrastructure is growing inadequate to meet the tripe demand of residents.

Bori has about 190 car density on road. Environmental and societies concern about the poor road infrastructure in Bori, poor drivers behavior, public transport operations indiscipline, unsafe vehicle condition, poor street lighting, lack of pedestrian facilities and poor traffic enforcement all combine to produce an accident. High rate of accident, force eviction due to operation of transport infrastructure condition the major social issues.

INEFFICIENT OF LAND USE PATTERN

Since the establishment of the institution 1988 there has not been any upgrade in the physical development plan of Bori so the growth of the cities is in slum and squatter pattern, self Located Land system and self built housing system are predominant in the city with large scale consequential compromise of road infrastructure standard and delivery.

1.3     Significance of the Study

The greater the accessibility of location of dwelling or business/office place the greater the comparative advantage, and the greater the demand for property at the location. Urban area natural developed at model points through the transportation routes ways. Planners believe that accessibility has creates impact on property values. The study technique found useful in other field like operational research, geography, transportation etc.

1.4     Goal and Objective

The goal of the study: The goal of the study is the effective utilization of road transport facilities to enhance the social and economic development of Bori.

The study embraces under listed objectives which are most important to efficiencies transportation system in cities.

1        To understand the concept of urban transportation and traffic

2        To identify the socio-economic benefits of efficiency transportation system in the cities

3        To encouraging integration planning and efficient circulation system through the preparation and implementation of planning scheme.

4        To identify the area of influence in transport system and sub-system.

5        The traffic transportation problem and responsible factors.

Specific Objectives:

The specific objectives of the study are as follows:

To identify the problems of road transport.
To determine the causes of the problem.

iii.      To determine how road transport influences the developments of Bori town.

1.5     Research Questions

1        What is socio-economic challenges?

2        What is urban transportation system?

3        What are the socio-economy benefits of efficiencies transportation system?

1.6     Scope of the Study

Geographically, the study will cover the physical region of Bori town. It will investigate the problems associated with road transport system, the causes of the problems and how it impacts on the development of Bori town.

The study explores the link between socio-economic benefits from efficiencies system challenges on poor circulation system in cities which is an aspect of urban planning.
